How to make a property listing video
- Choose the shape: Landscape for property portals, YouTube and your website; Vertical for Instagram Reels, TikTok and Stories.
- Add up to 20 listing photos and use the arrows to put them in viewing order.
- Choose 3 or 4 seconds per photo with fades on, press “Make video”, and save the MP4.
Why agents use photo-to-video
Video gets more attention than a static gallery on social media and in buyer and tenant inboxes, but booking a videographer for every listing isn’t realistic. A photo slideshow video uses the professional photos you already have, takes a couple of minutes, and gives every property a video, from a studio flat to a country house.
Private by design
Most online video makers upload your photos to their servers. FitVideo builds the video on your own computer, so vendor and landlord photos, including interiors of occupied homes, are never uploaded, stored or seen by anyone else. That makes it simple to use alongside your data protection obligations, and there’s no account to set up for each member of the team.
Best photo order for a viewing-style video
- Hero exterior or the best feature, to stop the scroll.
- Entrance and hallway, as a buyer would arrive.
- Main living space and the kitchen, the rooms that sell the home.
- Bedrooms, starting with the main bedroom.
- Bathrooms.
- Garden, balcony or view.
- Street or local area to finish, or the exterior again.
Twelve to sixteen photos at 3 seconds each make a 36 to 48 second video, the sweet spot for social media. For portals and your website, 20 photos at 4 seconds is fine.
Which shape for which channel
| Channel | Shape | Seconds per photo |
|---|---|---|
| Property portals and your website | Landscape 16:9 | 3–4 |
| YouTube | Landscape 16:9 | 4 |
| Instagram Reels, TikTok, Stories | Vertical 9:16 | 2–3 |
| Facebook and Instagram feed | Square 1:1 | 3 |
| WhatsApp to buyers | Landscape or vertical, then compress to 16 MB | 3 |
Most listing photos are landscape. In a vertical video they’re shown whole over a soft blurred background, so no room is cropped out. Tick “Fill the frame” only if the key detail of every photo is in the middle.
Sending the video to buyers and tenants
A 20-photo listing video is usually 30 to 50 MB at full HD. That’s fine for portals, YouTube and social media. To send it by WhatsApp or email, run it through the WhatsApp compressor or the email compressor on this site; it takes a few seconds and stays sharp enough on a phone.
Keep it accurate
A listing video is advertising, so the same rules apply as for your photos and particulars: show the property fairly, avoid images that could mislead, and only use photos you have the right to use. Photographers often license listing photos for a specific property and purpose, so check your agreement covers video and social media.
